1.Deliver the premises at the beginning of the lease contract

2.Maintain the premises in a habitable condition

3.Provide for the tenant’s quiet enjoyment of the premises

4.Supply essential services, including heat and hot water (the landlord does not have to pay, just make available)

5.Give proper notice of changes to rules and regulations or a change of ownership

6.Notify the tenant of any changes to the terms of the lease (including rent increases)

7.Notify the tenant before lease expiration

8.Return the security deposit within the prescribed period
