CHECKLIST: EVALUATING BIDS

• Check whether the company pays subcontractors and suppliers in a timely fashion
• Speak with recent or current client of the contractor
• Inspect jobs in progress or finished jobs at other sites
• Investigate the knowledge, training, and ability of the people who will work on your property. Refer to Figure 4.2 for sample questions
• Verify that the contractor employs people legally eligible to work in the country
• Determine employee turnover
• Ensure that the contractor has the staff available to complete the work, even if you have worked with the company before
• Consult other property managers and people with related experience with such contractor
• Compare details such as insurance coverage and warranties
